Countryside Partnerships set to deliver 365 homes on former Oldham school sites

Countryside Partnerships, the UK’s leading mixed tenure developer, has completed the purchase of two plots of land in Fitton Hill as part of its £82m housing development in the area.

The two sites on Hill Farm Close and Rosary Road received planning permission from Oldham Council in April 2022 and will see the construction of 365 new homes across 22 acres, using a mixture of housing types and tenures.

The development will be constructed on brownfield land formally occupied by Fitton Hill County Infant, Fitton Hill Secondary Modern and Marland Fold Schools, as well as a now-demolished housing estate. Countryside, working in partnership with Great Places Housing Group and Sigma Capital, will deliver 187 houses for sale on the open market, alongside 97 private rented under Sigma’s private rental brand, Simple Life, and 81 affordable houses.

Joe Turner, Managing Director, Manchester and Cheshire East, Countryside, commented:

“This development will make a significant contribution to Oldham’s available housing supply, creating a high-quality, energy efficient mixed housing offer in an area where investment is much needed.

“The purchase of this land is the final piece of the jigsaw to get this exciting development underway. We are now able to begin transforming these previously vacant sites into a sustainable community for the benefit of current and future generations.”

Helen Spencer, Executive Director of Growth at Great Places, added:

“We’re delighted to be working with Countryside on this new development as part of our ongoing partnership across a number of successful mixed tenure sites in Oldham in Greater Manchester.

“This site will provide 81 much needed affordable homes. The scheme is testament to the power of partnership working and we look forward to the new homes complimentary the neighbourhood.

“Development of high quality affordable housing is a key priority for Great Places.  Countryside shares our commitment to creating great homes across a wide variety of communities, and we’re looking forward to continuing to work with the community and local stakeholders as the scheme progresses.”

Jason Berry, Regional Managing Director at Sigma Capital, also commented:

“We are excited to embark on our latest venture to deliver more high-quality homes in new sustainable communities such as Oldham with our long-term partners, Countryside Partnerships.

“As the leader in family build to rent housing across the country, it’s our ambition to lead the way for the rental sector, providing professional managed rental homes for families across the UK and improving the standard or renting across the sector. Over the years, we have seen a huge demand for our many hundreds of Simple Life homes within the North West region, so we are certain that we can continue to serve local families with exciting developments such as Fitton Hill.”

Following the purchase of the land, it is expected that construction will begin imminently.
