Simple Life breaks into Scotland with first homes at Bertha Park

One of the leading providers of Build to Rent (BTR) housing in the UK, Sigma Capital, has reached a significant milestone with its first development in Scotland underway under its private rental brand Simple Life. Built by one of Scotland’s leading developers, Springfield Properties, the new village, named Bertha Park, based in Perth, is due to release its first lettings later this year.

Joining homes for private for sale from Springfield, there will be 75 2, 3 and 4-bedroom homes available for private rent, delivered for Simple Life. Once complete Bertha Park village will consist of 3,000 homes across multiple tenures.

Located just three miles from Perth train station, the development is ideally placed to conveniently commute to both Edinburgh and Glasgow by rail, while also benefitting from the M90, A9 and A93 which lead to all of Scotland’s six cities. And with cycle and footpath links to the city centre as well as a bus service, Bertha Park is very well connected.

Commenting on Bertha Park, Graeme Ray, Land Director from Sigma Capital, said: “We are excited to launch our very first site with our partners at Springfield Properties and we are grateful for their support, which has been instrumental in us bringing the Simple Life brand to Scotland.

“Bertha Park is already home to the first of many children’s play parks, a local convenience store as well as the new Bertha Park High School. As it grows, the village will offer a countryside community featuring a loch, additional commercial units for shops, medical and leisure use, as well as allotments and an orchard.

“With only 15% of Perth households being estimated as private renters, compared to the 12% average of Scotland, we couldn’t have chosen a more suitable location for a Simple Life development. Boasting ten primary and secondary schools within a five-mile radius and an array of bars, restaurants and Perth’s bustling high street shops, Bertha Park will have something for everyone.”

Springfield Properties Chief Executive, Innes Smith, said: “We’re really pleased to work with Simple Life to offer an additional housing option at Bertha Park. There is already a wide range of homes available at the village, and now with a selection of quality homes for the private rental market too, we are able to create more ways for families to make Bertha Park home.

“Bertha Park is a great place to live with everything a community needs to thrive, from shops to schools, on their doorstep. Now, through Simple Life, those who may not be ready to buy or those who enjoy the flexibility of renting can enjoy the benefits of living in a Springfield village.”

With over 4,500 properties already built, Simple Life always strives to deliver high quality, attainable homes, identifying and investing in areas which have an undersupply of high quality and attainable rental homes.
