Sigma & Rochdale Borough Council launch Roch Bank PRS development

Residential and urban regeneration specialist Sigma Capital, house builder Countryside Properties and Rochdale Borough Council officially opened a new development of homes for private rent in Rochdale yesterday.

The 4.7 acre Roch Bank development located off Nile Street is part of a regeneration scheme, which has seen Sigma Capital and Countryside Properties work closely with Rochdale Borough Council to transform the site.

The new development, which comprises 61 new homes, was officially unveiled by leader of the council, Councillor Richard Farnell and Chief Executive of Rochdale Borough Council, Steve Rumbelow.

Members of the team from Sigma, Countryside and SDL Bigwood were also in attendance to launch the scheme and take guests on a guided tour of the properties.

The impressive new development is situated a mile from Rochdale town centre and features a mix of two, three and four-bedroom family homes, with some overlooking the River Roch.

Released for rent earlier this month, the new Roch Bank development offers a wide range of amenities and transport links, making it the perfect location for families and couples. 16 of the new properties are already tenanted while a further 10 have been reserved off plan with the tenants due to move into their new homes in the coming weeks.

The scheme forms part of a major funding arrangement with Gatehouse Bank, a Shariah Compliant Investment Bank based in London, UK.  Sigma is promoting the scheme under the DifRent brand – which promises high quality new family homes exclusively for rent.

All of the new homes offer bright modern interiors, spacious kitchens all with integrated appliances as standard.   Lettings and management services are provided centrally by SDL Bigwood a market leader in the field.   Management services include full house maintenance but also on-site landscaping to ensure the appearance of the estate is kept to the highest possible standard.  Rental prices start from £535pcm dependant on size and style.

Leader of Rochdale Borough Council, Councillor Richard Farnell, said: “It’s great to see these fantastic new homes, which are just a stone’s throw from our rapidly improving town centre. These properties will widen housing choice and help meet the demand for high quality family accommodation in the central Rochdale area. The scheme supports the wider regeneration of Rochdale, which has transformed our borough over the last five years.”

Graham Barnet, Chief Executive at Sigma Capital, said: “We are delighted to be launching this new PRS project today which is part of our commitment of 918 new homes in the North West.  Rochdale is one of the largest market towns on the outskirts of Manchester and it is vital we continue to provide young couples and families with high quality privately rent homes to this growing Borough.”

Paul Staley, Director at SDL Bigwood, said: “The DifRent Roch Bank development is bringing something new to Rochdale and we are delighted to be involved in the scheme as it is not only providing much needed high quality rental homes to the area but creating a community. We have already had a great deal of interest in the new homes with a number of residents ready to move in and I believe the remaining homes will hugely popular and will be snapped up quickly.”

Roch Bank is transforming a previously derelict industrial mill site, whilst delivering new private rental homes to an area where quality housing is in high demand. The new development will not only rejuvenate the area by providing a new base for young professionals working in the surrounding areas but it will also bring a sense of community back to this formerly underutilised and central part of the town.

Roch Bank is located off Entwisle Road, Rochdale, OL16 2JJ.
