Vistry hands over first completed mixed-tenure homes to Hightown Housing Association and Sigma at Beaumont Manor in Hemel Hempstead, with an additional 20 BTR homes agreed with Sigma

Vistry Group, the UK’s largest provider of multi-tenure and affordable homes, alongside Hightown Housing Association and Sigma Capital’s Simple Life Homes, a leading build to rent (BTR) provider, have delivered the first affordable homes, BTR homes and private homes at Vistry’s Beaumont Manor development in the historic town of Hemel Hempstead.

These new homes mark the first phase of the development (Phase West) which, once completed, will deliver 276 high-quality new homes as well as a range of community facilities. Additionally, Vistry and Sigma’s Simple Life have completed a deal to increase the number of BTR homes being delivered on this phase to meet the increasing demands of the rental market. The mix of homes being delivered on Phase 1 now comprises 97 affordable and shared ownership homes, 95 BTR homes and 84 private homes for sale.

Designed to meet the needs of various lifestyles, there will be a range of one and two-bedroom apartments and new build homes available at Beaumont Manor, with the first set of private completions taking place in the Summer of 2024. Beaumont Manor is a vibrant new neighbourhood situated on the outskirts of the sought-after historic town of Hemel Hempstead. Delivering much needed new-build homes to the area, the development will also bring a brand-new primary school, a community square and retail centre, as well as public landscaping, open space and play areas. Situated within the London commuter belt, residents benefit from national rail services into London Euston in 37 minutes. The M1, M25, A414 and A41 are a short drive away, providing access to London, The Midlands and the North West.

Phase 1 is due to be delivered in full in November 2026.

Verity MacMahon, Managing Director at Vistry Central Home Counties said: “We are excited to hand over the first mix of housing at Beaumont Manor alongside our partners Hightown Homes and Sigma, providing the residents of Hemel Hempstead with a choice of high-quality affordable, rental and private homes to choose from. With rental demand increasing, the additional PRS homes will contribute to the rental property available in the area and we look forward to continuing our strong partnership relationship to deliver the rest of the phase and wider development.”

Andrew Royall, Director of Development at Hightown Housing Association said: Everyone deserves to live in a safe and secure home, so I am delighted that this new development in our home town, Hemel Hempstead, includes affordable housing for local people who are unable to buy or rent at market rates. We look forward to welcoming more residents to the community as the development progresses.”

Danny Woodgate, Senior Project Manager at Sigma said: ‘We’re delighted to be working with Vistry Group to offer much needed, high-quality homes to the local rental market. Simple Life residents can expect a professional approach to renting, whilst benefitting from an energy efficient, pet-friendly home! Interest for our homes have proven to be very strong already with over 280 people having registered their interest. Alongside our partners on this development, we look forward to seeing this new community flourish.’
